How should wastewater be handled for a home in Areguá?

Sewage has long been identified as the main pollutant of Lake Ypacaraí, and the sewer network and treatment plant re-awarded in 2018 were still under construction in 2019; their current coverage was not confirmed. Unless you confirm a connection to a working network, plan for a proper on-site treatment system and ask the municipality what it requires.

Are there protected natural sites in Areguá?

Yes. Ley 179 of 1993 declared Cerro Kõi and Cerro Chororí natural monuments and restricts rights on those properties, and Lake Ypacaraí with its adjacent wetlands is protected under Ley 5256/2014. Check with the municipality and the environment ministry (MADES) before buying or building near the hills, the lakeshore or wetlands.

Is Areguá a tourism destination?

It is known for ceramics and was named a UNESCO Creative City in October 2019. Its Expo Frutilla runs through the winter strawberry season, from July to September in 2025. That can support uses like small guesthouses, cafés or studios, subject to municipal rules.

Areguá Today

Areguá is the capital of the Central departamento and sits on the shore of Lake Ypacaraí; the Gobernación lists the distrito at 114 km². UNESCO named it a Creative City on 31 October 2019, and local artisans work in clay and high-temperature glazed stoneware. Strawberries are a main crop: the 2025 Expo Frutilla ran from 6 July to 30 September, and the producers' association said more than 350 families in the area grow strawberries full time (La Nación, July 2025).

Building in Areguá: What to Know

Ley 179 of 1993 declared Cerro Kõi (12 ha) and Cerro Chororí (5 ha), hills of columnar sandstone in Areguá, natural monuments, banned exploitation of the sandstone and placed restrictions on rights over those properties. Lake Ypacaraí and its adjacent wetlands are protected under Ley 5256/2014, as ABC Color reported in 2019. After a first sewer contract stalled in 2016, the MOPC re-awarded Areguá's sewer network and treatment plant in November 2018 to the Consorcio de Aguas del Paraguay for more than G. 31,000 million, and earthworks for the plant near the Yukyry wetlands had begun by September 2019, when residents objected to its location.

Why Investors Build in Areguá

The UNESCO Creative City title, the ceramics workshops and the strawberry season draw visitors from the Asunción area. In January 2026 a housing ministry vice minister named Areguá, together with Altos, among the emerging areas competing with San Bernardino for real estate interest. No source found describes foreign buyers in Areguá specifically.
