Where in Itapúa are foreign families building homes?

Press reports point to the Colonias Unidas: Hohenau, Obligado and Bella Vista. Última Hora reported in October 2022 that most of the many new houses there belonged to recently arrived Germans, some bought finished and others built on purchased lots. In April 2026 the same paper described newcomers forming their own barrios, such as barrio Esperanza in Hohenau.

Is it common to buy an existing house and renovate instead of building new?

Both happen. In 2022 Última Hora reported that some newcomers bought finished homes while others bought land or empty lots and built, and that local owners sold properties to newcomers and moved to cheaper ones. Signs advertising land and houses appeared across the centers and neighborhoods of the three Colonias.

What does the local economy depend on, and does that affect construction?

Agriculture drives the Colonias: La Nación reported in 2016 that Obligado farmers rotate soy, corn and wheat through the year, and Bella Vista is known for yerba mate. In 2022 Última Hora noted that poor harvests had weakened the local economy and that newcomers' spending on houses, carpentry and appliances helped keep money moving. Local trades therefore follow both farm cycles and immigrant demand.

Itapúa Today

Itapúa had 449,642 residents in the 2022 census, and its capital is Encarnación, on the Paraná River. Its Colonias Unidas (Hohenau, founded in 1900, Obligado in 1912 and Bella Vista in 1918) were settled by German colonists, many of whom came from southern Brazil, and the Cooperativa Colonias Unidas, founded in 1952 by farmers from the three towns, is based in Obligado. Bella Vista is known as the Capital de la Yerba Mate.

Building in Itapúa: What to Know

Hohenau sits 35 km from Encarnación on Ruta 6, and La Nación described its climate as subtropical, with the Paraná River and several arroyos (streams) nearby (2016). In October 2022 Última Hora reported a large number of new houses under construction in the Colonias Unidas, most of them for recently arrived German families, with local bricklayers, architects and builders doing the work and carpenters supplying doors, windows and frames. Some newcomers bought finished houses from local owners, while others bought land or empty lots and built.

Why Investors Build in Itapúa

Since about the Covid-19 pandemic, people from Europe and Brazil have been buying land and building homes in Hohenau, Obligado and Bella Vista, mainly Germans, with smaller numbers of Russians, Belgians, Belarusians and Poles (Última Hora, April 2026). Newcomers have formed their own barrios, such as barrio Esperanza in Hohenau, and a local property agent told the paper that rents and the cost of living have risen considerably in recent years. Itapúa also holds the Jesuit missions of La Santísima Trinidad de Paraná and Jesús de Tavarangue, inscribed as a UNESCO World Heritage Site in 1993.
